    A Terris representative visits, measures the value-add potential, prices the work. Direct exchange on-site, no agent in between.

    Binding offer within 48h

    You receive a written binding offer, no suspensive conditions, valid for several days. Accept, discuss, or walk away — no pressure.

  4. Step 04

    Preliminary agreement

    If you accept, the compromis is signed within 2–4 weeks. We coordinate the notarial documents. You can keep your own notary if you wish.

  5. Step 05

    Deed & payment

    Notarial deed within Belgian standard timing (3–4 months after compromis). Full payment at signing.

Do you buy occupied properties?

Yes. Occupied property, long leases, tenant disputes: we study every case. No need to vacate to sell.

Are there agency fees to pay?

None. We are direct acquirers: no mandate, no commission, no fees. You deal with the final buyer.

Is the price lower than a standard sale?

Our offer reflects the value-add we'll deliver. In return, you gain speed, certainty, and no fees. For many sellers, the net calculation is favourable.

What if I refuse your offer?
